16 York Street is a 32-storey office tower located in Toronto’s financial district. Sustainable design was a focus right from the start for the project, which is WELL v1 CS Silver certified, and achieved LEED Platinum under the LEED v2009 CS. Footprint (a dedicated sustainability consulting firm operating under the Smith + Andersen Group of Companies) was engaged as the sustainability consultant, providing sustainability certification, energy modelling, and measurement and verification services.

Sustainable design was a focus right from the start for the project, which is WELL v1 CS Silver certified, and achieved LEED Platinum under the LEED v2009 CS. Footprint (a dedicated sustainability consulting firm operating under the Smith + Andersen Group of Companies) was engaged as the sustainability consultant, providing sustainability certification, energy modelling, and measurement and verification services.

The Footprint team used energy modelling to evaluate building performance, testing a number of design features against sustainability certification requirements as well as building code compliance. Sustainability measures implemented include utilizing regional materials, recycled content, and low-emitting materials in the building’s design, LED lighting, high performance double glass, and low-flow fixtures that use 43 per cent less water than LEED baseline flowrates. During construction, waste management practices helped to divert over 95 per cent of construction waste from landfill as part of the client and project team’s commitment to sustainable design. The result is that 16 York Street achieved 30 per cent cost savings as compared to the ASHRAE 90.1-2007 baseline.

As part of requirements for LEED, the tower also features four levels of underground parking, with bicycle racks, change room and shower facilities and eight electric vehicle charging stations, and an interior connection to the PATH walkway that links the building directly to Union Station (Toronto’s main public transportation hub).
